This rental property depreciation calculator estimates annual and total depreciation deductions using the straight-line method, the standard for U.S. tax purposes.

Depreciable Basis

Land is not depreciable. The depreciable basis is the building value plus improvements:

Depreciable basis = Property value − Land value + Improvements

Recovery Periods

  • Residential rental: 27.5-year recovery period
  • Commercial: 39-year recovery period

Formulas

  • Annual depreciation = Depreciable basis ÷ Recovery period
  • Total depreciation = Annual depreciation × Years calculated
